“HIGH FIVE TO FIVE GUYS ROOFING!!! We are an 18 unit townhome HOA in Scottsdale and needed some flat roof and tile roof work done on our property. A little testament and back-story to a lesson learned firstwe did get a bid from Five Guys 3 years ago to re-do our flat roofs, but, our Board chose to go with another company who had a slightly lower bid. Well, after experiencing some failures this year, we discovered that the other company had since gone out of business. You bet the Board was all kicking themselves for not choosing Five Guys back then! At the same time, we had put off replacing the clay tile sections of our roofs, so, we reached back out to Five Guys Roofing for a bid. The very next day, Jesse went out to our property, did a thorough inspection, and gave us a very competitive bid with photos and details. Once we got ownership approval, they put us on their schedule, and it was literally seamless from there. The project manager assigned to our job was Roberto, who is very personable and clearly cares about his clients. He immediately started sending me info to pass along to our residents, was quick to respond to all my communication, and he managed and coordinated a very professional crew on site during the roofing work. He sent me regular updates with photos up until the time the job was 100% complete. They did a great job keeping everything clean along the way, communicating with the residents, and when one issue came up at the end with an owner who had a special request, they were back out to handle it immediately to everyones satisfaction. This company really runs a tight a ship, with the best customer service weve experienced in this industry. All of our 18 owners highly recommend Five Guys for all your roofing needs, big and small. They are the best roofing company in Arizona and we know they will be around when we need them again!!! Thanks to the Guys and Gals at Five Guys!!!”

“If I could give 6 stars I would! Our 30 year old house had a leak causing damage inside. We were in a pinch so I tried to tarp it but didnt know what I was doing. They were able to identity the problem area with our flashing and last minute came to properly tarp it just before it started raining again. There was great communication and updates. The guys came the next morning and got rather extensive repair done quickly. Everyone was friendly and I appreciate the way they handled everything. When Im ready for the new roof I know who Im calling.”

Mesa, AZ Roof Leak Repair — Emergency Steps to Take

Estimated Read Time: 11 minutes

A sudden drip during a storm can turn into ceiling stains, ruined drywall, and lost inventory fast. Here is your first-hour emergency roof leak repair plan so you can limit damage, stay safe, and get a permanent fix. If you need immediate help, our inspection-first team can be onsite quickly across Phoenix, Mesa, Chandler, Gilbert, and nearby cities. Ask about our free inspection for leaks.

Step 1: Stay Safe and Stop Interior Damage

Water and electricity do not mix. Before anything else, switch off power to the affected area if water is near lights or outlets. Move people, pets, and valuables away from the leak zone.

  • Place a bucket or large container under active drips.
  • Poke a small hole at the lowest point of a bulging ceiling to relieve pressure. Use a screwdriver and wear eye protection.
  • Put down plastic sheeting and towels to protect floors and furnishings.

This immediate containment limits drywall collapse and mold risk. It also gives you a clear workspace to assess what is happening above.

Step 2: Control the Source Without Creating New Damage

If it is safe, investigate where water is entering. On commercial flat roofs, check for clogged drains, torn seams, ponding water, or punctures from wind-blown debris. On tile or shingle roofs, look for slipped tiles, missing shingles, or compromised flashing around penetrations.

Quick, safe actions you can take:

  1. Clear drains and scuppers to restore flow.
  2. Gently remove wind-driven debris that is blocking water paths.
  3. If you find an obvious puncture, apply a temporary patch using a compatible, non-silicone roofing mastic and reinforcement fabric. Do not use household caulk.

Avoid walking on wet tile, metal, or steep slopes. If lightning is active, stay off the roof entirely.

Step 3: Document Everything for Claims and Warranty

Photos and notes save time and money. Take pictures of the interior damage, the water path, and any roof conditions you can see safely. Note the date, time, and intensity of the storm. This evidence supports insurance claims and helps your roofer prioritize the right repair.

At Five Guys Roofing, our process is inspection-first and documentation-driven. We deliver a 17-point, photo-backed report with a clear scope so property managers, homeowners, and facility teams can approve next steps with confidence.

Step 4: Call an Emergency Roof Leak Repair Specialist

In Arizona, monsoon bursts can push wind-driven rain under flashings and across roof transitions. Fast response matters. Call a roofer who is trained for leak diagnostics, not just replacements. You want a team that can find and repair flashing failures, membrane issues, and drainage problems the first time.

Our crews repair active leaks, flashing failures, membrane issues, storm damage, drainage problems, and roof details that are creating risk for the property. We prioritize safety, tenant coordination, and clear communication so your operations keep moving.

What Our Emergency Visit Looks Like

Knowing the sequence helps you move faster.

  1. Arrival and safety check. We coordinate access, stage protection, and review interior risk.
  2. Leak tracking. We trace the water path from ceiling to roof detail using moisture readings and roof-level inspection.
  3. Targeted repairs. Our team then addresses any necessary repairs, such as fixing leaks, replacing damaged materials, and reinforcing weak areas.
  4. Waterproofing. We apply compatible sealants, flashing reinforcement, or membrane patches based on the roof system.
  5. Documentation. You receive photo-backed findings and a clear, easy-to-read scope recommendation, including any long-term options like coatings or restoration.

This playbook keeps surprises to a minimum and avoids repeat service calls.

Common Leak Sources We See in Phoenix and the East Valley

Arizona weather creates a unique pattern of failures. Here are the top culprits:

  • Flashing transitions at HVAC, skylights, and parapet walls
  • Open seams or punctures in single-ply membranes
  • Cracked mastics and UV-brittled sealants on older roofs
  • Clogged drains and scuppers that cause ponding
  • Slipped or broken tiles after high winds
  • Nail pops and shingle loss in older asphalt roofs

We repair each of these conditions with system-specific materials so the fix lasts through sun, monsoon, and cool-season swings.

Temporary Fixes That Actually Work

When you need to stabilize a leak before permanent work:

  • For flat roofs: Use a compatible patch system. Clean, dry the area if possible, apply mastic, embed roof fabric, then top coat with mastic. Keep the patch small and targeted so the final repair can integrate cleanly.
  • For tile roofs: Do not smear sealant on visible surfaces. Protect the interior, then let a pro lift and reset tiles and underlayment correctly.
  • For shingles: A small emergency tarp can help for 24 to 48 hours. Anchor properly at edges to avoid wind lift.

Skip quick fixes like universal caulk or roof cement that is not compatible with your system. Poor patches often trap water and make leaks worse.

What Not to Do During an Emergency

Avoid these common mistakes that increase damage or void warranties:

  • Do not ignore a ceiling bulge. Relieve it safely to prevent collapse.
  • Do not pressure wash a roof during or after a storm.
  • Do not walk wet tiles or steep slopes without fall protection.
  • Do not apply incompatible sealants or paint over active leaks.
  • Do not delay documentation for insurance.

Insurance, Storm Reports, and Faster Approvals

Monsoon events create complex claims. We provide emergency response, damage documentation, and repair planning so your file moves faster. Our photo-backed inspection and line-item scopes make it easy for adjusters to see the root cause, not just the symptom. If a temporary dry-in is required for immediate protection, we can stage and document that step as well.

Many carriers want proof of maintenance. Our automated yearly inspections create a documented service history that supports coverage and keeps small issues from becoming big ones.

Permanent Fixes: Repairs, Restoration, and Coatings

Not every leak needs a replacement. After the emergency pass, we recommend the right long-term solution for your roof type and budget.

  • Targeted leak and detail repairs. We repair active leaks, flashing failures, membrane issues, storm damage, drainage problems, and roof details that are creating risk for the property.
  • Restoration and coating systems. We provide a range of restoration and coating options tailored to different commercial roofing materials, including silicone, acrylic, and elastomeric coatings. Reflective coatings reduce heat absorption, improve energy efficiency, and extend roof life by reducing thermal stress.
  • Waterproofing and leak prevention. Our waterproof coatings are designed to prevent water penetration and protect against potential leaks, ensuring the integrity of your roof and the safety of your property.

For facilities and property portfolios, these options often cost less than replacement while stabilizing the entire system.

Maintenance That Prevents the Next Emergency

A leak today is a warning about tomorrow. Our maintenance plans catch and correct issues before the next storm.

  • Automated yearly inspections with a 17-point checklist
  • Proactive maintenance planning tied to your roof type and warranty
  • Drain and scupper cleaning at set intervals
  • Sealant touch-ups and reinforcement at known stress points
  • Documentation for capital planning and insurance

We specialize in scheduled preventive plans for municipal and government properties, with safety-first protocols for occupied buildings. Plans are tailored to Phoenix, Mesa, Chandler, Gilbert, Scottsdale, Peoria, Tempe, Surprise, Glendale, and San Tan Valley conditions.

Safety, Compliance, and Why Credentials Matter

Emergency work must be safe and code-appropriate. Our teams carry OSHA 10 and OSHA 30 training and follow site-specific safety plans. We maintain a $5 million umbrella and are fully licensed, bonded, and insured. For system integrity, our GAF Master Elite and Premium Coating Systems credentials reflect rigorous standards for installation and service. Awards like Best Roofer by Gilbert Sun News and 2023 Top Contractor by GACO add third-party proof you can trust.

Costs, Timelines, and What to Expect After We Arrive

Every roof and storm is different, but most emergency roof leak repair calls follow this rhythm:

  1. Call intake and scheduling. We triage by risk and location, then dispatch a crew.
  2. Onsite assessment. Expect a roof-level inspection and interior review within the visit.
  3. Immediate stabilization. We address active leaks and protect interiors.
  4. Scope and options. You receive photos, findings, and pricing for permanent repair or restoration.
  5. Final documentation. We provide before and after photos along with maintenance guidance.

Costs vary by roof type, access, and the extent of detail work needed. Repairs usually close faster and for less cost than full replacements. Restoration coatings can reduce cooling costs while extending roof life, which is often more budget-friendly than tear-off and re-roof.

Scottsdale AZ Storm Damage Restoration for Roofs

Estimated Read Time: 9 minutes

Hail can bruise shingles, puncture underlayment, and start leaks you will not see until the next monsoon. If you are searching for hail damage roof repair guidance, this guide shows the top signs to check today and how to prevent costly surprises. We will also cover when to call a pro, what an insured inspection looks like, and how restoration coatings can add protection and lower cooling costs in the Valley.

Why Hail Damage Demands Fast Action in Arizona

Hail strikes during Arizona’s monsoon season can look minor on the surface yet cause hidden moisture paths below. Arizona’s official monsoon window runs June 15 to September 30. That means weeks of wind-driven rain after a hail event can push water into bruised mats and cracked tiles.

Left unchecked, hail damage can lead to slow leaks, blistered paint, ceiling stains, and mold. Heat only makes it worse. Sun-baked roofing materials expand and contract, opening up hail impact points and flashing seams. Quick action reduces interior damage, protects warranties, and keeps insurance timelines intact.

Our team is local to the East Valley and knows how pea to golf-ball size hail behaves on tile and shingle roofs common in Phoenix, Gilbert, Mesa, and Chandler. The sooner you document damage, the more options you keep.

“With all the recent rain, a small roof leak popped up... they still sent someone out to place a tarp over the affected area to prevent further damage.”

The Most Common Hail Damage Roof Repair Signs

Spot these issues from the ground or with safe vantage points. Do not walk steep or wet surfaces.

  1. Granule loss and dark bald spots on shingles
    • Look for dark patches in gutters and at downspout discharge. Granules act like sunscreen. Missing granules speed UV breakdown and shorten shingle life.
  2. Bruising or soft spots
    • Gently press suspect areas with a gloved hand. Hail bruises feel soft or spongy, signaling cracked mats below.
  3. Cracked, slipped, or broken roof tiles
    • Concrete or clay tiles can fracture or shift from hail and wind gusts. Even hairline cracks invite moisture.
  4. Dented metal and accessories
    • Inspect drip edge, flashings, vents, chimney caps, and skylight frames. Dings here often mirror broader roof impacts.
  5. Exposed or torn underlayment
    • Look for lifted tiles or shingles that reveal the black or synthetic layer below. Hail often teams up with wind to peel edges.
  6. Clogged or damaged drainage
    • Hailstones and granules can choke scuppers, gutters, and downspouts, causing overflows and fascia rot.
  7. Attic or ceiling indicators
    • After storms, check for damp insulation, musty smells, new stains, or daylight at roof penetrations.

“Update! Just had them out again recently to repair tiles that blew off during a wind storm and same absolutely EXCELLENT service!”

What To Do First After a Hailstorm

Act methodically to protect people, property, and your claim.

  1. Photograph everything
    • Capture roof planes from the ground, close-ups of dents on metal, and hailstone sizes next to a coin.
  2. Protect against active leaks
    • Place buckets under drips, move valuables, and shut off electricity near wet areas. Request emergency tarping if needed.
  3. Do not attempt risky climbs
    • Wet tiles and shingles are slick. Avoid ladders during high winds or lightning.
  4. Call a qualified local roofer for a documented inspection
    • Ask for a structured checklist and photo-backed findings you can share with your insurance adjuster.
  5. Notify your insurer early
    • Many carriers have time limits for filing. Early notice helps align adjuster schedules and keeps options open.

“Jesse showed up after hours to protect the perforation from leakage. His prompt action was much appreciated.”

How a Professional Hail Inspection Works

A proper inspection should be organized, visual, and actionable. Five Guys Roofing performs a 17-Point Roof Inspection with clear photos and a scope you can understand.

Here is what that looks like on a typical Phoenix Valley home:

  • Roof surface evaluation
    • Identify impact zones, soft spots, displaced or cracked tiles, and granule loss patterns.
  • Flashing and penetration checks
    • Test seals at vents, skylights, stacks, and chimneys. Hail often opens hairline gaps where wind drives rain.
  • Drainage review
    • Confirm gutters, downspouts, scuppers, and roof crickets are clear and pitched correctly.
  • Attic and interior review
    • Check for moisture, daylight, and insulation issues beneath known impact areas.
  • Photo-backed findings and a scope recommendation
    • Provide evidence with a prioritized plan for repairs, restoration, or replacement planning.

Two hard facts to expect from a pro inspection:

  • Safety and insurance credentials protect you on site. Our crews carry OSHA 10 and OSHA 30 training and the company maintains a $5 million umbrella policy.
  • Credentials influence product options. As a GAF Master Elite and Premium Coating Systems contractor, we can match higher-end systems and warranties when appropriate.

Repair vs. Restore vs. Replace After Hail

Not every hailstorm means a new roof. A local, credentialed roofer should walk you through choices by roof type and damage level.

  • Targeted repairs
    • Replace cracked or slipped tiles, reseal flashings, and fix torn underlayment in localized areas.
  • Restoration and coatings
    • Clean, repair, and recoat to add a protective layer that resists UV and weather. Silicone, acrylic, and elastomeric coatings can seal microfractures and extend life. Reflective coatings reduce heat absorption and can help lower cooling costs in hot months.
  • Full replacement
    • Chosen when impacts are widespread, the mat is compromised, or age makes spot fixes ineffective. Replacement may unlock manufacturer warranties and better energy performance.

Our job is to show the cost, lifespan impact, and warranty differences so you can decide with confidence.

“They are professional, reasonable, polite, on time, do great work and make sure customer is happy before collecting payment.”

Insurance Tips for Hail Damage Claims

You do not need to navigate claims alone. A clear process protects you and speeds decisions.

  1. Start with documentation
    • Use your photos plus a contractor’s photo-backed findings. Date every image.
  2. Keep temporary protection receipts
    • Insurers often reimburse emergency tarping and dry-out services when documented.
  3. Meet your adjuster on site
    • Have your roofer present to point out impact areas and underlayment concerns.
  4. Understand scope language
    • Ensure line items cover flashings, penetrations, underlayment, and code-required items. Ask how depreciation and supplements work.
  5. Decide on upgrades early
    • If you want reflective coatings or higher-wind-rated products, align choices before work begins.

“A representative... was offering to provide a free estimate of the damage... The repair guys came out and did an amazing job!”

Tile Roofs vs. Shingle Roofs in Hail: What Changes

Arizona neighborhoods often mix concrete tile and asphalt shingle homes, each with different hail behavior.

  • Concrete or clay tile
    • Hail causes fractures, edge chips, or shifted tiles. Water can track under broken pieces and soak the underlayment. Repairs focus on tile replacement and underlayment patching. Periodic underlayment renewal is common as systems age.
  • Asphalt shingles
    • Impacts bruise the mat, crush granules, and can tear tabs in high winds. Repairs target individual tabs, sealant points, and flashing. Severe, uniform bruising can justify replacement.
  • Flat or low-slope sections
    • Hail and wind can scuff membranes at parapets and penetrations. Restoration coatings after repairs add a durable, waterproof layer that handles thermal movement.

Your contractor should explain which areas were cosmetic and which were functional so you address the right problems first.

Preventive Steps Before the Next Monsoon

Small habits reduce storm damage and speed post-storm recovery.

  1. Schedule a spring inspection
    • Fix loose flashings and seal minor penetrations before summer heat and storms.
  2. Clear drainage
    • Clean gutters, downspouts, and roof drains so hail and granules do not clog flow paths.
  3. Trim overhanging branches
    • Reduce impact points and debris buildup during microbursts.
  4. Store records
    • Keep inspection photos, invoices, and warranty info in one folder. Asset management saves time when adjusters ask for history.
  5. Consider restoration coatings on aging roofs
    • A cleaned, repaired, and recoated surface increases weather resistance and can lower attic temperatures.

“Excellent work, good communication and love the fact they visit annually for roof inspection.”

Frequently Asked Questions

How do I know if I need hail damage roof repair or a full replacement?

If damage is localized, targeted repairs or restoration coatings can solve it. Uniform bruising, widespread tile fractures, or compromised underlayment often justify replacement. A photo-backed inspection will spell out options and costs.

How long after hail can I wait to inspect my roof?

Do it within 24 to 72 hours. Moisture can enter through small impact points during follow-up rains. Early documentation protects insurance timelines and reduces interior damage.

Will insurance cover hail damage roof repair?

Most policies cover sudden storm damage. Coverage depends on age, policy type, and deductible. Provide photos and a contractor’s findings. Meet your adjuster on site for alignment.

What if my roof is not leaking yet?

You can still have hidden bruises or cracks. Heat and wind can turn minor impacts into future leaks. An inspection now is cheaper than interior repairs later.

Are coatings a good option after hail?

Yes, when the roof is a candidate. After cleaning and repairs, silicone, acrylic, or elastomeric coatings add waterproofing and reflect heat, helping extend life and lower cooling costs.

In Summary

Hail can look harmless and still set up costly leaks. Now you know the top hail damage roof repair signs, when to call a pro, and how restoration can protect your home in the Phoenix Valley. Act fast, document clearly, and choose a credentialed local roofer who backs work with real warranties and maintenance.

Sun City, AZ Roof Leak Repair: Stop Leaks from Inside

Estimated Read Time: 9 minutes

A sudden drip during a monsoon can rattle any homeowner. Here’s how to stop a roof leak from the inside safely, buy time, and protect your home until a pro arrives. We’ll show quick, practical steps that limit damage, explain what not to do, and share when to call Five Guys Roofing for emergency tarping and photo‑backed leak diagnosis. Save your drywall, floors, and sanity with a calm, proven plan—plus a free inspection offer below.

First, make it safe: electricity, ceiling sag, and slip hazards

Water and power never mix. If you see water near light fixtures, ceiling fans, or outlets, switch off power to that circuit at the breaker. If you are unsure which circuit it is, turn off the main until the area is dry. Use a non‑contact voltage tester if you have one and keep kids and pets away.

Watch the ceiling. A swollen or sagging spot can hold gallons of water. Place a large bucket or tub below. Use a screwdriver to gently poke a small relief hole in the lowest part of the bulge to drain water in a controlled stream. This prevents a sudden ceiling collapse that can spread damage across an entire room.

Dry floors quickly. Slick tile or hardwood becomes a slide. Mop or towel the area and set a box fan to move air away from outlets and baseboards. Lay old towels leading to entryways to keep traffic safe.

Know your limits. If water is pouring in, call a professional now. Five Guys Roofing offers emergency tarp services to stabilize the situation while the storm passes and a proper repair is scheduled.

Contain the leak with a clean, layered setup

A tidy containment station keeps damage small and cleanup simple. Set up the following under the drip or beneath the relief hole you made:

  1. Primary container: a large, stable bucket or tote with wide opening.
  2. Splash control: place a towel inside the bucket to soften the drip and reduce mist.
  3. Perimeter protection: ring the bucket with additional towels to catch bounce and splash.
  4. Drip routing: use a length of cotton string or dental floss, taped so one end touches the wet spot and the other hangs into the bucket. Water will follow the string instead of spreading across drywall.
  5. Backup: add a second container to swap in when the first fills.

Empty containers often. A full bucket can overflow when you are in another room. If the drip is steady, set a timer for 15–30 minutes to check fill levels.

Access the attic safely and create a controlled channel

If you can safely reach the attic, you can often find the wet path and keep water off insulation and drywall.

  1. Gear up: wear gloves, eye protection, and a dust mask. Bring a headlamp and stable walking boards. Only step on joists, never on drywall.
  2. Trace the water path: follow wet wood or dark stains uphill toward the roof deck. Water often runs along rafters, vents, or nails before it drops.
  3. Make a drip point: place a small screw or nail in the wet sheathing at the point where you want the water to drip. This focuses scattered moisture into one spot you can control.
  4. Set a catch: position a bucket or pan under that drip point on a sturdy board that spans joists. Do not set containers directly on insulation or drywall.
  5. Shield the area: use 6‑mil plastic sheeting to tent over vulnerable insulation and drywall. Tape the sheeting to rafters, not to finished ceilings below. Create a slope so water runs into the bucket.

Keep ventilation in mind. Do not block soffit or ridge vents with plastic. Trapped moisture and heat can cause mold or deck damage.

Remove soaked insulation and accelerate drying

Wet insulation loses R‑value fast and holds water against the ceiling. If batt insulation is saturated directly under the leak, remove the wet sections carefully and bag them. Leave dry material in place. For blown‑in insulation, scoop out the wet area around the leak and bag it. Mark the spot so it can be replenished after repair.

Increase airflow. Point a box fan across, not straight at, wet surfaces. Add a dehumidifier in the room below. Drying within 24–48 hours helps prevent mold growth. Keep the HVAC running in cool, dry mode if safe to do so.

Note odors or discoloration. A musty smell or brown staining can signal longer‑term seepage or a hidden flashing issue. Share these details with your roofer during the inspection to speed diagnosis.

What you can apply from the inside, and what to avoid

Inside‑only patches have limits. Roofing is an exterior system, and most lasting fixes must happen on top of the roof. That said, some homeowners use temporary products to slow a drip until the weather clears.

What sometimes helps in a pinch:

  1. Pipe boot or vent leaks: a small bead of high‑quality polyurethane sealant or roofing mastic applied to the exposed fastener stem coming through the deck can slow a drip. Only do this if you can clearly see the source in the attic and the area is dry enough for adhesion.
  2. Nail pops: place a small catch pan where persistent nail tips weep in freeze‑thaw cycles. Do not drive nails back through from the inside.
  3. Flashing backflow: channel water to a catch using plastic sheeting slopes. The goal is control, not a permanent seal.

What to avoid:

  • Spray foam over wet wood. Foam traps moisture and can hide rot.
  • Caulk on soaked surfaces. It will not bond and can mislead the next tech.
  • Patching large seams or shingles from the attic. The water entry is above the deck. Interior sealant does not fix exterior failure.

When in doubt, document with photos and wait for a professional exterior repair. Five Guys Roofing uses a 17‑point, photo‑backed inspection to find the true source before recommending the right fix.

Common leak sources and how to triage them from inside

Understanding the usual suspects helps you control damage and describe the issue clearly when you call.

  1. Flashings at chimneys and walls: rain can back up where step flashing is loose. Inside, you will see staining along rafters near the penetration. Create a drip point and bucket, then note the penetration’s location for exterior review.
  2. Roof penetrations: vents, skylights, and satellite mounts often have cracked seals. Expect water trails that follow mounting hardware. Contain the drip and photograph the underside of the deck.
  3. Valleys and transitions: heavy monsoon bursts overwhelm valleys. Spread plastic to shunt water to a safe catch area until an exterior inspection confirms shingle or underlayment failures.
  4. Flat roofs and scuppers: clogged drains push water under seams. From inside, you may find widespread dampness rather than a single drip. Multiple catch points and rapid service are key.
  5. Wind‑driven rain: Arizona microbursts can push water sideways into vents. Short‑term, focus on drainage and drying. Long‑term, a pro may recommend baffles or upgraded vents.

Clear notes, quick photos, and a stable containment setup shorten the path from leak to lasting repair.

When to go outside, and when to stay put

Stay off the roof during rain or high winds. Wet tiles, shingles, and coatings are slick and unsafe. If the sky is clear and you are steady on a ladder, you may check gutters or obvious debris from the ground with binoculars. Look for loose shingles, missing tiles, or ponding on flat sections.

Call for emergency tarping if you can see daylight through the deck, if water is entering multiple rooms, or if ceilings are close to failure. Five Guys Roofing offers same‑day emergency tarping on many storms and coordinates work with occupied buildings in mind.

After the storm: the right repair, not a guess

A true fix starts with source identification. Our team employs specialized leak detection and materials and workmanship analysis to pinpoint the cause. That might be a split membrane seam, failed flashing, or a puncture from a fallen limb.

Typical repair paths include:

  1. Targeted flashing reset and sealant upgrade around chimneys, skylights, or sidewalls.
  2. Pipe boot replacement with new boot, sealant, and properly fastened storm collar.
  3. Shingle or tile replacement with underlayment repair where water traveled under the surface.
  4. Flat roof seam welding or patch with compatible materials, plus drain and scupper service.
  5. Restoration coatings on aging low‑slope roofs using silicone, acrylic, or elastomeric systems to stop leaks and extend life.

Reflective coatings can also cut heat absorption, which may lower summer cooling costs in Phoenix, Mesa, Chandler, and Gilbert. We document every step with photos and provide a clear, easy‑to‑read scope so you know what was fixed and why.

Prevent the next leak with smart maintenance

One storm does not need to become a pattern. A maintenance plan is your best defense.

  • Seasonal checkups: before monsoon season, clear debris, check flashings, and confirm drains are open.
  • 17‑point, photo‑backed inspections: catch minor issues before they become ceiling stains.
  • Documented service history: ideal for property managers and warranty compliance.
  • Coating and waterproofing options: add years of service life on aging flat roofs.

Some projects qualify for a two‑year workmanship warranty on repaired areas, and in certain cases, a 10‑year no‑leak warranty backed by free annual inspections. Ask which warranty applies to your roof type and condition.

Frequently Asked Questions

Can I stop a roof leak from the inside permanently?

No. Inside steps only control water and limit damage. A lasting fix requires exterior repair at the entry point by a qualified roofer.

Is it safe to poke a hole in a bulging ceiling?

Yes, if done carefully into a bucket. It relieves pressure that could cause a larger collapse. Keep people clear and wear eye protection.

What should I do first when I see water near a light?

Turn off power to that circuit at the breaker, then set containment. Do not touch switches or fixtures that appear wet.

Will plastic sheeting cause mold?

Not if used as a short‑term channel with airflow. Avoid sealing vents. Dry the area within 24–48 hours.

How soon can Five Guys Roofing tarp and inspect?

We offer emergency tarping during storms and fast scheduling for a free, photo‑backed 17‑point inspection. Call (480) 892-5311 for immediate help.

Gilbert, AZ Roof Inspection & Maintenance: What’s Checked

Surprise, AZ Roof Leak Repair: Find Leaks with a Hose

Estimated Read Time: 9 minutes

A small stain on the ceiling can turn into costly roof leak repair if you wait. The good news: a controlled garden-hose test and a careful flashing check can pinpoint the problem before the next monsoon. In this guide, you will learn a safe, step-by-step method to water-test your roof, inspect critical flashings, and decide when it is time to call a pro. We also share what documentation you should expect from any reputable roofer.

Why Roofs Leak in Arizona and Where to Look First

Arizona roofs face intense UV, big temperature swings, dust, and fast monsoon downpours. These stressors age sealants, open seams, and overwhelm drains. Most residential leaks start at details, not the field of the roof.

Common leak sources:

  1. Flashings at penetrations
    • Plumbing vents, B-vent or fireplace stacks, satellite mounts, and solar stanchions.
  2. Transitions and edges
    • Sidewall and headwall metal, kick-out flashings, parapet caps, and tile-to-roof interfaces.
  3. Skylights and roof windows
    • Old curb seals, cracked lens gaskets, clogged weep channels.
  4. Valleys and dead valleys
    • Debris dams and worn underlayment at tile or shingle valleys.
  5. Drains, scuppers, and gutters
    • Clogged outlets on foam or flat roofs, loose scupper seams, or back-pitch.

Local insight: many Valley homes have flat or low-slope sections that drain to scuppers. When scuppers are partially blocked, water ponds and finds small openings at seams. Clearing debris first often eliminates 30 percent of reported “leaks” after storms.

Pro tip: document stains with dates and photos. Track whether drips happen during wind-driven rain or long steady showers. This history helps your roofer find root causes.

Safety First: Prepare for a Controlled Hose Test

Water testing should be slow, targeted, and safe. If your roof is steep, high, or slick, stop and call a professional. No leak is worth a fall.

Before you start:

  1. Choose a partner.
    • One person on the hose, one person inside watching for drips or new stains.
  2. Check weather and power.
    • Pick a dry, calm morning. Keep the hose flow low. Avoid spraying near power lines or service masts.
  3. Protect interiors.
    • Move furniture and cover the area below the suspected leak with a plastic sheet and a bucket.
  4. Clear debris.
    • Sweep off leaves, pine needles, and dust. Clear scuppers and gutters so runoff moves freely.
  5. Stage tools.
    • Garden hose with spray nozzle, flashlight, tape measure, notepad, and phone for photos. Wear soft-soled shoes and gloves.

When to stop and call:

  • Active structural sagging, widespread ceiling wet spots, or suspected mold growth.
  • Membrane blisters larger than a dinner plate or soft foam areas around drains.
  • Any roof surface with more than a 6:12 pitch or brittle, sun-baked tiles.

Rich media: watch our short safety brief and ladder setup tips at https://fiveguysroofing.com/ before testing.

Step-by-Step: How To Find Leaks With a Garden Hose

This is a controlled “flood test” that starts low and moves up. The key is patience. Do not blast water upward under shingles or tiles.

  1. Start at the lowest point above the stain.
    • Wet a 2-foot area for 3 to 5 minutes. Keep the nozzle set to a gentle shower, not a jet.
  2. Move sideways, then upslope.
    • Progress in small sections. Wait 2 to 3 minutes between moves. Communicate with your helper inside.
  3. Focus on details.
    • Soak one flashing or seam at a time. Test the downslope side first, then the sides, then the top.
  4. Log times and locations.
    • Note the exact minute a drip appears. The leak is usually 1 to 3 feet upslope from the interior wet spot.
  5. Verify and stop.
    • Once you reproduce the leak, stop the flow. Over-wetting can hide the true entry point.

Targeted test order by roof type:

  • Asphalt shingle roofs
    1. Valleys and step flashings at sidewalls.
    2. Plumbing vent boots and rubber collars.
    3. Chimney counterflashing and cricket.
    4. Skylight curb and apron flashing.
  • Tile roofs (clay or concrete)
    1. Headwall and sidewall flashings under the tile.
    2. Valleys and underlayment at broken or slipped tiles.
    3. Roof-to-parapet transitions and kick-outs at eaves.
  • Low-slope and flat roofs (foam, modified bitumen, or single-ply)
    1. Drains, scuppers, and overflow scuppers.
    2. Field seams and patches at HVAC curbs.
    3. Penetration flashings for pipes and conduits.

Flashing 101: What to Inspect and What Fails First

Flashings keep water from running into joints and penetrations. Heat, UV, and building movement stress these pieces over time.

Key flashing types and failure signs:

  • Pipe and vent flashings
    • Cracked rubber collars, separated sealant, or a warped metal base. On tile, check the two-piece pan and cover.
  • Sidewall and headwall flashings
    • Gaps where metal tucks behind stucco or siding, missing counterflashing, or open step laps at shingles.
  • Chimney and skylight flashings
    • Loose counterflashing, missing back pans, or worn butyl tape. Look for hairline cracks in stucco around the counterflashing reglet.
  • Parapet and coping
    • Open lap joints, loose fasteners, or sealant that has shrunk away from corners. On foam roofs, check for UV-degraded coating near copings.
  • Valleys and dead valleys
    • Rust, lifted valley metal, or clogged debris that forces water sideways under shingles or tile.

What you can DIY vs. pro-only:

  • Homeowner friendly
    1. Clear debris and reseat slipped shingles or tiles if safe.
    2. Replace a sun-baked rubber pipe boot on a low-slope shingle area.
    3. Reseal minor counterflashing cracks with the proper roof-grade sealant.
  • Call a pro
    1. Rebuilding a cricket or re-flashing a chimney.
    2. Reworking stucco reglets or removing tile to replace underlayment.
    3. Hot-weld or heat-weld seams on a membrane.

Document Your Findings Like a Pro

Clear documentation helps you get accurate bids and speeds repairs.

What to record:

  1. Overview photos
    • Take wide shots of each area before and after the hose test.
  2. Detail photos
    • Close-ups of cracks, lifted edges, and fasteners. Include a ruler or tape for scale.
  3. A simple map
    • Sketch your roof and mark test areas with minutes on water and the result.
  4. Interior evidence
    • Ceiling stains, peeling paint, and damp insulation locations.

What a professional report should include:

  • A 17-point, photo-backed inspection with materials and workmanship analysis.
  • A clear, easy-to-read scope that explains the root cause and the right repair path.
  • Options for restoration or coating when full replacement is not required.

At Five Guys Roofing, we deliver photo-backed findings and next-step recommendations that facilities teams and homeowners can forward to decision makers with confidence.

When a Hose Test Proves the Leak: Repair Paths by Roof Type

Once you identify the leak area, consider a lasting fix. Quick patches often fail under the first summer storm.

Asphalt shingles:

  • Replace damaged shingles and install new step or counterflashing where needed.
  • Add a kick-out flashing at sidewalls to move water into the gutter.
  • Upgrade sealants to high-temperature, UV-stable products suited for Phoenix heat.

Tile roofs:

  • Remove tiles in the leak zone and replace aged underlayment with modern, high-temp products.
  • Correct valley metal laps and install new headwall flashing with counterflashing.
  • Reset or replace broken tiles. Re-bed and reseal ridge if mortar has cracked.

Low-slope and foam roofs:

  • Re-seal or replace scupper seams. Improve drain clamping and add strainers.
  • Heat-weld membrane seams where splits are present. Rebuild pitch pans at penetrations.
  • Apply a silicone or acrylic reflective coating to stop micro cracking and cut heat load.

Environmental and energy benefit: reflective coatings reduce heat absorption, which can lower cooling costs during peak Valley summers. Our Premium Coating Systems are designed for this climate.

Emergency Steps During a Storm

Leaks often show up at night or mid-storm. Limit damage until help arrives.

  1. Protect the area
    • Move electronics and furniture. Put a bucket under drips. Poke a small hole in a bulging ceiling bubble to relieve water pressure.
  2. Tarp temporarily
    • If it is safe, a properly anchored tarp can bridge the source for a short time. We provide emergency tarp services for unexpected leaks.
  3. Call early
    • Photo and time-stamp damage. Early calls help secure same-day or next-day response after a monsoon microburst.

Five Guys Roofing offers emergency response and temporary dry-in to control interior damage before permanent repairs.

Maintenance That Prevents Leaks Next Season

The best leak is the one you never get. A maintenance plan catches small issues before they become ceiling stains.

Smart maintenance checklist:

  1. Biannual inspections
    • Spring check for wind damage and fall check before winter rains.
  2. Drain and scupper care
    • Clean debris after every dust storm or haboob. Confirm overflow scuppers are open.
  3. Sealant refresh
    • Replace sun-baked sealant at flashings every 3 to 5 years.
  4. Tile and shingle tune-ups
    • Reset slipped tiles and replace cracked shingles before they expose underlayment.
  5. Coating upkeep on foam or flat roofs
    • Recoat on schedule to maintain UV protection and warranty terms.

Our Long-Term Maintenance Plans include automated yearly inspections and documented touch-ups. Many projects qualify for a 10-year no-leak warranty with free annual inspections. That combination provides low-cost certainty for owners and property managers.

Frequently Asked Questions

Can I safely find a roof leak with a garden hose?

Yes, if the slope is manageable and you follow a slow, controlled test. Work in small sections for several minutes each, start low, and move upslope. Stop if the roof is steep or slick.

Where do leaks usually start on Arizona homes?

Most start at flashings, valleys, drains, and scuppers. UV and heat age sealants and underlayments. Wind-driven rain during monsoons exposes weak seams and loose flashings.

How do I check flashing without damaging the roof?

Look for cracks, gaps, or lifted edges. Press gently with a gloved hand. Do not pry metal or lift shingles and tiles in hot weather. Photograph issues for a pro to confirm.

Will a reflective roof coating stop leaks?

Coatings can seal minor cracking and extend life when the membrane is sound. They also reduce heat absorption. Bad seams, rotten underlayment, or structural issues need repairs first.

When should I call a roofer instead of DIY?

If you have repeated leaks, ponding over 48 hours, steep slopes, large blisters, or interior mold. Also call if stucco or chimney counterflashings are loose or missing.
